Joseph McClure has been a real estate developer in Alabama for almost thirty years
during which time his projects have included renovations and new construction of both commercial
and residential properties. Our development program directs the entire process from selecting a
property and determining its highest and best use through its becoming operational. Though we can
handle most any construction needs, we are most proficient in the renovation and restoration of
existing properties, particularly historic buildings. The majority of our development projects have
been historic renovations in downtown Birmingham. This has provided us with vast experience,
knowledge and understanding of the city’s procedures, requirements and codes and has made us
familiar with the plans examiners and inspectors and what they expect.
There is a tremendous amount of insight and coordination that must go into a development project
of any size. Our responsibilities in a project includes, but is not limited to, locating and evaluating
the property which can best meet or exceed the client’s wants and needs; provide financing options;
selection of architects and designers; handle or oversee zoning issues, setbacks, variances, design
review or other aspects of government regulations; coordinating building design and space planning;
taking bids for the construction and selecting a contractor; working with the contractor to acquiring
demolition and construction permits, temporary utilities, sewer impact permits and the certificate
of occupancy. We are on the construction site daily to assure that everything flows smoothly and
our client is getting the product that is expected. In short, we coordinate all aspects of the complex
development process.
Buyer/Tenant Representative
JMCRE specializes in the representation of buyers and tenants seeking property or commercial space to own or lease in Metropolitan Birmingham. Our goal is to provide our clients with the most comprehensive and complete list of properties available that meets their requirements from which they can make selections to visit. We take the arduous process of sifting through dozens of properties and real estate agents, a detailed job that can take weeks away from your business, and reduce it to reviewing a chart and making initial selections within a matter of a few hours. We enjoy a reputation throughout the market and the real estate industry of having negotiated some of the most beneficial and advantageous contracts and leases for our clients consummated in Birmingham. Our client list is extensive and includes some of the top businesses and firms in the city and there are few key Birmingham properties in which we have not placed
tenants. We have a wonderful working relationship with other real estate management companies
and our grasp and understanding of the market provides our clients with a distinct advantage in
locating and negotiating the best lease or contract for their ideal building or commercial space.
Brokerage
Since JMCRE specializes in downtown real estate, that is the majority of the properties we list. We will consider taking a listing on most any commercial property in central Alabama;
however, we prefer commercial or investment properties downtown and on Birmingham’s
Southside. Because of our years of experience, marketing skills and noted success, we are constantly sought out by real estate owners to handle the sale of their properties. Although our company is a small operation, we insist on giving proper attention to each and every listing we take. Therefore, at times, we must turn down listings and recommend other brokers who either have more personnel or specializes in the type of property the owner wishes to sell. However, we never turn down listing a historic property unless it is overpriced.
Construction Management and Maintenance
Years of experience in development and
construction makes our company uniquely capable of handling or overseeing construction or large
maintenance projects for you and your business. This includes, but is not limited to, large scale
repairs, tenant improvements, demolition, large unit HVAC replacement, new construction, existing
building renovation, historic restoration, building additions and new construction. All of our clients
will tell you that the value of these service far exceeds their cost.

JMCRE offers clients its experience and expertise on many aspects of their investment real estate. These include real estate development, historic building restoration and renovation, property or space location, highest and best use determination, marketing strategies, property evaluation and analyzation, construction cost analysis, returns on real estate investments, property management decisions, contract and lease negotiations and analysis as well as providing solutions to problem properties. Leasing
Like our brokerage program, we are selective about the properties we elect to represent
and market for lease. Our areas of expertise include leasing office and retail space particularly in Birmingham’s downtown and Southside. This service is many times offered in conjunction with the locating and purchasing of investment property for a client. We do direct the leasing for the
properties we develop until the property is fully operational. We will be happy to meet with you to

Property Management
Because of the size of the staff at JMCRE, we only manage properties we own or properties owned by clients we have had for many years. We do manage the properties we develop and for which we handle the leasing until the property is fully operational.
